A house remodel of any size is an overwhelming task on your own. Kyra will help plan, coordinate, and oversee the process with you. She will help you rethink your existing spaces with a fresh set of eyes and help you invest wisely. Kyra will help you prioritize your needs and wants and work within a realistic budget to set up your project for success.
What can Kyra do for you?
Kyra is well-versed in architecture, interior design, and real estate. Her first love & primary focus is interior architecture. She looks at every project with construction knowledge, market potential, and a DESIGN focus that will improve the functionality and aesthetic of any space. Among her favorite projects are whole house remodels and any project that includes redesigning a kitchen. She loves a creative challenge! Given the expanse of her knowledge, Kyra is a valuable resource when you are considering buying a new home. She has a flair for helping inexperienced or nervous home buyers make an educated decision.
As a designer, Kyra will:
Draw space planning ideas to improve the flow and functionality of your space.
Design and coordinate the material elements of a new kitchen, bath, or whole house remodel.
Assist with selecting cabinets, countertops, tile, plumbing, and lighting fixtures from a design perspective.
Hire subcontractors for her specific specialty including cabinet, countertop, and tile installation as needed. Work with her specialty fabricators and installers for wallpaper, custom window treatments, and custom furniture.
Oversee demolition, construction, and installation/creation of your new space.
As a designer, Kyra will NOT:
Provide stamped construction documents. If a building permit and any structural work are required, these plans will need to be completed by a licensed architect or engineer.
Hire a GC for your project. She can make recommendations but is not able to guarantee a contractor's work or availability.
How much will it cost?
The cost of not hiring a designer is much higher than the fee a designer will charge.
Kyra has completed hundreds of projects and although she makes the remodeling seem easy, there is a tremendous amount of experience behind the smooth process and quick decision-making she has up her sleeve. She will save you from making “rookie mistakes” that would cost you time and money to correct. She will also introduce you to new ideas and materials and use tricks of the trade and long-standing relationships with contractors and tradespeople to help ensure you get the best design and quality possible.
A typical kitchen, bath, or renovation project goes through three stages:
Initial Consultation & Information Gathering
Some projects need only a consultation. If Kyra can give you enough direction and answer your questions in person without doing any follow-up drawings or research—a consultation is all you need. A great example: home buyers often ask for a professional opinion of a house they are interested in purchasing to help make an educated decision. Other times the consultation is the start of a kitchen remodel or whole house remodel.
Schematic Design & Design Development
Your existing space will be measured and drawn to create conceptual designs. Typically it takes two rounds of revisions to finalize a design. Once a design is selected, all the details to make the project a reality are developed, selected, and procured.
Construction Administration
Once construction begins, Kyra will work with the general contractor to answer design-related questions, schedule installations, and oversee the project to ensure the design intent is carried through to completion.
Design Fee structure
Every project is unique and we use a variety of methods to determine a fee:
Clearly defined projects will have a square-foot fee structure. This is the most cost-effective and is based on years of designing projects of similar size and scope.
A second option is an hourly fee structure. Based on years of relevant experience in consultations, an hourly fee is ideal when a homeowner is very involved and prefers the security blanket of running ideas, options, and opinions by a Professional.
All projects are estimated for the level of detail and complexity of the design and services required.
